HOW TO FIX ROOF LEAKS

How to Fix Roof Leaks

There are few things more frustrating than a leaking roof. It usually starts small, a brown stain on the ceiling, a faint drip during heavy rain.

Then one night, the rain gets serious—and suddenly you’re placing buckets in the living room, wondering how things got this bad.

The truth is, most roof leaks don’t just “happen.”
They build up slowly—and if caught early, they’re surprisingly fixable.

Let’s walk through how to identify, fix, and prevent roof leaks before they turn into expensive repairs.

First: Find the Source (This Is Where Most People Go Wrong)

The biggest mistake people make is fixing the wrong spot.

Water doesn’t always drip directly below the leak. It can travel along rafters or iron sheets before showing itself.

What to do:

Check the roof during or right after rain

Look for:

Loose or lifted roofing sheets

Missing or worn-out nails/screws

Rusted sections

Gaps at overlaps

Inside the ceiling:

Follow the water stain upward

Check the highest damp point—not the lowest drip

👉 Take your time here. A wrong diagnosis means the leak will come back.

Common Causes of Roof Leaks (Especially in Kenya)

Most leaks fall into a few familiar categories:

1. Loose or Missing Roofing Nails/Screws

Over time, wind and heat loosen fasteners.

Fix:

Replace old nails with roofing screws with rubber washers

Tighten any loose ones

Avoid reusing old holes—shift slightly if necessary

2. Worn-Out Rubber Washers

Those small rubber washers under screws don’t last forever.

Once they crack, water gets in easily.

Fix:

Replace screws with new ones that have intact rubber seals

3. Poor Overlapping of Iron Sheets

If sheets are not properly overlapped, rainwater can be pushed inside—especially during windy storms.

Fix:

Re-align and secure overlaps

Apply roof sealant along the joints for extra protection

4. Rusted or Corroded Roofing Sheets

Common with older mabati or low-quality sheets.

Fix:

For small holes: use roof patch sealant or flashing tape

For large damage: replace the affected sheet (best long-term solution)

5. Flashing Problems (Around Chimneys or Valleys)

Flashing is the material used to seal joints where the roof meets walls or other structures.

If poorly installed, it becomes a major leak point.

Fix:

Re-seal using waterproof sealant

Replace damaged flashing if necessary

6. Blocked Gutters Causing Backflow

When gutters are clogged, water pools and can seep back under the roof.

Fix:

Clean gutters regularly

Ensure proper drainage away from the house

Simple DIY Fixes You Can Do

If the leak is minor, you don’t always need a fundi immediately.

You can:
  • Apply roofing sealant on small gaps
  • Tighten or replace screws
  • Patch small holes temporarily
